What to Expect During a Boiler Service

Annual boiler servicing is essential — but many homeowners don't know what it actually involves. Here's a clear breakdown of what happens during a professional boiler service.

Why Annual Boiler Servicing Matters

A boiler service once a year is recommended by every major manufacturer and is often a warranty condition. Beyond keeping your warranty valid, regular servicing keeps your boiler safe, efficient, and less likely to break down when you need it most.

What Happens During a Boiler Service?

A Gas Safe registered engineer will work through a systematic inspection and testing procedure. The entire process usually takes 45–90 minutes.

Visual Inspection

The engineer begins by visually inspecting the boiler casing, flue terminal, and pipework for signs of damage, corrosion, or leaks. The flue must be clear and correctly installed to safely expel combustion gases.

Internal Inspection

The boiler casing is removed to allow inspection of internal components: burner, heat exchanger, spark igniter, gas valve, seals and gaskets, and any filters. Components are cleaned where necessary — particularly the burner and heat exchanger, where soot and scale accumulate over time.

Combustion Analysis

Using a calibrated flue gas analyser, the engineer checks the combustion efficiency. This ensures the boiler is burning gas correctly and not producing excessive carbon monoxide. Results are compared to manufacturer specifications and recorded.

Safety Checks

All safety devices are tested — pressure relief valve, low-pressure cutout, overheat thermostat, and the gas valve operation. The engineer will also check your system pressure and top it up if necessary.

Service Certificate

On completion, you receive a signed service certificate. Keep this safe — it is your proof of annual servicing for warranty purposes and for landlord gas safety records if applicable.

After the Service

Your engineer will advise you of any concerns noted — worn components, early signs of corrosion, or anything requiring attention in the near future.
