
The Legal Requirement
Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to:
1. Have all gas appliances and pipework in their rental properties checked by a Gas Safe registered engineer every 12 months
2. Keep a record of each gas safety check for at least 2 years
3. Provide tenants with a copy of the current Gas Safety Record within 28 days of the check, or before they move in
Failure to comply can result in a fine of up to £6,000 and/or six months imprisonment.
What Is a Gas Safety Certificate (CP12)?
A Gas Safety Certificate — formally called a Gas Safety Record — documents the annual inspection of all gas appliances, flues, and pipework in a property. It records what was inspected, whether it passed or failed, and any remedial action required.

What Happens If an Appliance Fails?
If an appliance is found to be dangerous or immediately dangerous, the engineer may disconnect it at source. A warning notice will be issued and repairs must be completed before tenants can use the appliance. We can advise on the most cost-effective course of action — repair or replacement.
